Landlord Fees

Tenant find: 60% of rent inc VAT 

INCLUDES:

  • Agree the market rent and find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment 
  • Provide guidance on compliance with statutory provisions & letting consents
  • Carry out accompanied viewings
  • Market the property and advertise on Barons, Rightmove and OnTheMarket
  • Erect board outside property
  • Advise on non-resident tax status
  • Collect and remit initial months’ rent received 
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Make any HMRC deduction & provide tenant with the NRL8 (if relevant)

Fully managed: 12% of rent inc VAT

INCLUDES ALL ASPECTS OF TENANT FIND SERVICE PLUS – 

  • Collect and remit monthly rent received 
  • Point of contact for tenant with 24 hour emergency managed telephone number
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake four inspection visits per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors
  • Hold keys throughout the tenancy term
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant) 

Rent guarantee: 15% of rent inc VAT

INCLUDES ALL ASPECTS OF FULLY MANAGED SERVICE PLUS – 

  • Insurance against non-payment of rent 
  • Legal expenses are covered to gain vacant possession 
  • No excess to pay 
  • Protected income
  • Flexibility – tenant can be changed as long as they are named on the AST 
  • In the event of a claim solicitors can serve section 8 or 21 notices
  • Increase peace of mind 
  • Additional optional fees and charges (irrespective of level of service)

Setup fee:

£240.00 inc VAT 

  • Producing & signing of Assured Shorthold Tenancy agreement 
  • Registering deposit with DPS custodial scheme, negotiating any disbursement, return deposit at end of tenancy or submitting any disputed amount to the scheme for final adjudication
  • Producing a comprehensive inventory & schedule of condition including photos by and independent inventory clerk
  • Carrying out a check-in with tenant to sign inventory, take meter readings & log keys etc.
  • THESE SERVICES CAN BE PROVIDED INDIVIDUALLY AS REQUIRED

Inventory fee

  • £140.00 inc VAT up to 3 beds – additional rooms at £20.00 inc VAT each 
  • Producing a comprehensive inventory & schedule of condition including photos by an independent inventory clerk
  • Carrying out a check-in with tenant to sign inventory, take meter readings & log keys etc.
  • Deposit registration fee:
  • £75.00 inc VAT 
  • Register landlord and tenant details and protect the security deposit with the DPS – a government authorised scheme
  • Provide the tenant(s) with the deposit certificate and prescribed information within 30 days of start of tenancy 
  • Negotiate with landlord and tenant any disbursement of the security deposit and return as agreed at the end of the tenancy 
  • Remit any disputed amount to scheme with supporting evidence for final adjudication 

Assured Shorthold Tenancy Agreement: 

£75.00 inc VAT 

  • Contract negotiation, amending terms, producing & signing of Assured Shorthold tenancy agreement

Renewal fee (landlord share):

£75.00 inc VAT 

  • Review rent in accordance with current prevailing market condition and advise the landlord
  • Negotiate with tenant 
  • Direct tenant to make payment change as appropriate
  • Update the tenancy agreement 
  • Serve section 13 notice if tenancy is on a rolling monthly basis 

Tenant introduction:

60% inc Vat of 1st months’ rent 

  • If at the end of a term you with to manage the property yourself and keep our introduced tenant (within first 12 months)

TENANT FIND ONLY ADDITIONAL SERVICES

Quarterly visits:

£150.00 inc VAT 

  • Undertake four inspection visits per annum, produce a report and notify landlord of the outcome

Rent collection:

8% monthly rent inc VAT 

  • Collect each months’ rent received from tenant and transfer to landlord minus any fees or expenses
  • Agree collection of any shortfall and payment method
  • Provide a monthly income statement also suitable for tax purposes

Tenant correspondence: 

£30.00 inc VAT 

Each additional communication or correspondence to the tenant such as serving a section 21 notice 

ADDITIONAL SERVICES ARRANGED BY BARONS

Energy performance certificate: £90.00 inc VAT 

Landlords gas safety certificate: £90.00 inc VAT 

Electrical installation safety certificate: £150.00 inc VAT
