As of 1st April 2019 it is a legal requirement to be part of a government approved Client Money Protection (CMP) scheme if client money is handled in any way. All Estate Agents are now subject to the Money Laundering Regulations 2017. This now puts legal obligations in place for the estates to obtain and hold identification and proof of address for all customers with whom they engage in order to sell or let their property. Additionally, agents are required to establish whether there are any beneficial owners on whose behalf the transaction or activity is taking place. Therefore, we would request you to identify anyone who you would consider to be a beneficial owner. Where it is appropriate and for clarity, the source or destination of the funds may also be requested and without this information we will now be unable to proceed with any work on your behalf.
