As of 1st April 2019 it is a legal requirement to be part of a government approved Client Money Protection (CMP) scheme if client money is handled in any way. As a result, we are members of the Propertymark Client Money Protection (CMP) Scheme and this is displayed on our website and in our offices.
We want to raise standards in the industry and to protect consumers and our membership to this Client Money Protection Scheme is an integral part of this.
All Estate Agents are now subject to the Money Laundering Regulations 2017. This now puts legal obligations in place for the estates to obtain and hold identification and proof of address for all customers with whom they engage in order to sell or let their property. Additionally, agents are required to establish whether there are any beneficial owners on whose behalf the transaction or activity is taking place. Therefore, we would request you to identify anyone who you would consider to be a beneficial owner. Where it is appropriate and for clarity, the source or destination of the funds may also be requested and without this information we will now be unable to proceed with any work on your behalf.

The property industry is not regulated, Principals, Partners and Directors (PPDs) join Propertymark voluntarily to demonstrate transparency and ensure that they (and their company) are at the forefront of developments in the industry.
PPDs are required to regulate all relevant companies for which they are legally responsible. As a result, we must provide evidence that our company meets our company obligations during the application process and annually thereafter whilst we are in membership. New applicants will not be accepted into membership until all obligations have been met.
